ABOUT Coastal Resource Community Management


Your Association is unique, and no two communities are identical. If you are being managed on a "formula" basis by one of the larger property management firms, you are probably experiencing several problems that never seem to get resolved efficiently, if at all. "Cookie Cutter" formula management often fails to address the special and unique needs to each association. Our objective is to custom design a property management service package for you that meets the unique and specific needs of your association or community. We never overlook or underestimate the little things. Irrespective of the list of quality services we provide, so often we are both judged by how quickly and efficiently we get the broken sprinkler heads repaired.

Coastal Resource Community Management was founded by Chris and Rick Kervick more than 20 years ago in the historical city of San Juan Capistrano. Now, Coastal Resource Community Management has expanded their area of influence, managing communities in Dana Point, San Clemente, Laguna Hills, as well as San Juan Capistrano.

The key to success and the growth of our management company is providing adequate and specialized services to each community. Not all of them have the same needs or the same requirements, and each has a different core that needs to be managed accordingly. We are proud to say that our business has the flexibility and the support to adapt to each association needs and to solve it promptly and accurately.

Cancellations

In the event of a cancellation for any reason, a $100.00 cancellation fee is due. Any overpayment or fees necessitating a refund will incur a processing fee of $10.00.

Insurance Information

All insurance information must be obtained directly from the association's insurance agent. Contact information for the insurance agent will be provided on the demand cover letter, or it can be obtained by contacting Coastal Resource Community Management direct at 949-234-0297.

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

Timely Budgets and Cash Control

Every association has a well-defined budget in order to endure in time, to make sure the income and the expenses have a balance and there is a gap in between to generate enough funds for investment. This is one of the most important business that each association must be prioritizing.

Common Area Maintenance

All the common areas of the community need regular maintenance to keep the building, the sidewalks, and the common areas in proper condition.

Communicate Newsletters

Management provides a newsletter for all the owners and residents of the community to notify them about upcoming events in the association, provide important information or any updates in the association rules. This keeps everyone informed of the latest news pertinent to the community.

Accounting and Tax Returns

Cash flow, income and expenses, payments, and the financial and accounting process will be taken care of by management, with the supervision of the Board of Directors. This process also includes providing the association’s CPA with this financial information to process the audit and tax returns at the end of the fiscal year.

Landscape Maintenance

The landscape is a large part of a community, and it needs to be kept well-maintained so that it looks presentable and increases the value of the property.

Timely Board Package Reports

Every association must have well-defined budget to ensure a secure financial future, to make sure the income and the expenses are balanced and there is sufficient income to generate enough funds for reserves.

CC&R Enforcement

Every association has Covenants, Conditions and Restrictions that every member should and must follow. Sometimes we have to make sure that everyone is following these rules and the residents are aware of them. Our team will go on site and inspect for any irregularity and will notify the involved parties in a timely manner.

Effective Security Procedures

Most communities are looking for suspicious activity taking place in the neighborhood, whether it is a neighbor's activity or an outsider. The right security and measures are provided to keep the community safe.

Utility Cost Control Measures

Every community has expenses that need to be kept on track and under control. Management provides the Board of Directors with a detailed report of the expenses incurred and with direction from the Board Directors will provide steps to keep expenses in line.

Amenities Maintenance

Some communities have a pool, clubhouse, tennis court, or similar facility for the enjoyment of all residents. Keeping it in good conditions, with the right maintenance and attention is part of our service so they are great leisure places.

Administration of Elections

Board members are elected by the entire community. It is an important process that most communities are required to do annually. This ensures the Board of Directors are addressing the concerns and inquiries of the residents and the overall operation of the community.

Efficient Billing and Collection

To keep an entire community running smoothly means everyone needs to contribute. In a timely manner, management notifies any homeowner if they have any outstanding assessments.

Architectural Submissions

When homeowners want to upgrade their property, management provides the guidelines and the application to ensure the changes are aligned with the rules and regulations.

Parking/Security Enforcement

Some communities have parking problems; owners and residents not complying with the parking rules and regulations. Upon the direction of the Board of Directors, management will provide bids to the Board from several security companies to help enforce the associations rules.

Water Efficiency Conservation

Water is a priority, and we take its conservation seriously. As management, we keep track of usage, and if we find an irregular situation, due to a leak, a broken pipe, or a related plumbing issue, we will notify the homeowner and if it is the association’s responsibility, we will resolve the issue as soon as possible.
